Who this procedure suits

The property route fits buyers who want to buy in Brazil anyway, as a second home in Florianópolis, as a base in the European-influenced south or as an investment in Santa Catarina's liquid coastal market, and who want the property to carry their residence at the same time. Eligibility depends on your nationality, and we check it before you order. As a guide from our country research: urban properties from BRL 1,000,000, in the North and Northeast from BRL 700,000 (roughly EUR 190,000 and EUR 133,000), which can be spread across one or more properties, existing or under construction. If you would rather invest as an entrepreneur, take the route through the investor visa with your own company.

And who it does not suit:

  • ✕You want to optimise your tax: with an investor visa you are tax resident in Brazil from the day you enter, with tax on worldwide income at up to 27.5%. If you are looking for 0% on foreign income, Paraguay or Panama is the right place.
  • ✕You dream of a fazenda: farmland is a legal universe of its own, with strict limits for foreigners, and it already requires permanent residence. It does not carry this visa and belongs in a separate legal project.
  • ✕You want to sell the property again soon: the initially temporary permit is only converted into an indefinite one if the investment is held. If you want to flip, you lose the status.

Requirements

Two things carry this application: the qualifying property investment and a clean, documented purchase. On the thresholds, as a guide from our country research: from BRL 1,000,000 in urban properties, in the North and Northeast from BRL 700,000; we check the threshold in force at the time you order for your case in advance. The purchase itself matters just as much, because in Brazil you only become the owner once you are registered in the matrícula, and the money must move through declared, official channels; otherwise you will later lack the evidence for the visa and a clean repatriation of funds when you sell. What to watch for when buying, from due diligence to the coastal question, is in our guide to buying property in Brazil. Then come the formalities: a police certificate, all foreign documents apostilled and sworn-translated into Portuguese, and after entry the registration with the Polícia Federal within 90 days.

What we take care of

  • ✓Review of your situation and the investment threshold currently in force, before anything is ordered
  • ✓Aligning the property purchase with the residence application, so that the choice of property, the money trail and the evidence carry the visa
  • ✓A complete document list with an apostille and translation roadmap in the right order
  • ✓Preparation and review of every document before filing
  • ✓Filing and support together with our local partners, licensed attorneys in each country
  • ✓Support with the 90-day registration (RNM) at the Polícia Federal through to the foreigner's ID card, as a separate item in your case
  • ✓The CPF tax number as a separate item, the master key for bank accounts, contracts and the purchase itself
  • ✓Deadline tracking for keeping your status and converting to the indefinite permit
  • ✓One personal contact who coordinates the whole procedure in English

Step by step

  1. 1

    Structure before visa

We settle the tax and structure question first, because the investor visa makes you tax resident from the day you enter; only then does any money move.

  2. 2

Set up property and money trail

CPF, due diligence with the matrícula and certidões, transfer through declared channels: the purchase is documented so that it carries the residence application.

  3. 3

    Prepare your documents

Apostilles, sworn translations into Portuguese, the police certificate last because it expires quickly: everything reviewed before filing.

  4. 4

    Application and entry

The attorneys on the ground file and support the procedure; after entry comes registration with the Polícia Federal within 90 days.

  5. 5

    Keep and build your status

Hold the investment and apply for conversion to the indefinite permit in good time; from permanent residence the clock towards the passport runs, and we track every deadline.

How long it takes

There is no guaranteed date: the timing depends on the authority, the application route and your documents, and on the property route the rhythm of the purchase is added, because due diligence, the deed and registration in the matrícula keep their own pace. We align the two and keep the short-lived documents (police certificates) timed so that they are still valid at filing. The initially temporary permit does not renew itself: the conversion application must be filed before it expires.

Do you need to be there in person?

The most critical deadline comes first: to the Polícia Federal within 90 days of entry, otherwise even the best visa is worthless, with no foreigner's ID card, no bank account and no everyday life. After that, Brazil is comparatively relaxed on the property route: you keep permanent residence by entering at least once every two years; stay away for more than two years at a stretch and you lose it. A different bar applies on the way to the passport, because naturalisation requires documented, continuous residence in the country.

Family members coming with you

Dependants do not ride along as an annex to your investor application: in Brazil they follow your status in a separate procedure in which your residence is the anchor. Whether and how your family comes along in your case, and which route their applications take, we check before you order.

What comes next

Permanent residence starts the clock that brings many people to Brazil in the first place: citizenship after four years of indefinite residence, for a passport with around 170 visa-free destinations including Schengen, plus Mercosur freedom of movement. Meanwhile the property remains your real asset in the most liquid lifestyle market on the continent. Our guide to Brazilian citizenship covers the passport; the Brazil country page covers the country.

What is not included

  • •Government fees and state charges in Brazil
  • •The purchase price of the property and all purchase costs (ITBI, notaries, land registry, your own purchase lawyers)
  • •Running costs of the property (IPTU, condomínio, and fees on navy land where applicable)
  • •Apostilles and legalisations in your home country
  • •Sworn translations into Portuguese
  • •Travel and living costs
  • •Private health insurance
  • •Tax advice in the destination country

Tax note

Residence is not the same as tax residence, but the investor visa comes with the hard version: you are tax resident from the day you enter, with tax on worldwide income at up to 27.5% and tighter offshore rules since 2024; Brazil also taxes rental income from the property. Moving to Brazil does not, on its own, end your tax residence at home, and whether a tax treaty with your home country helps depends on where you come from. Structure and departure questions therefore come before the application. The background is in our Brazil guide; your individual case belongs with a tax adviser.

One point of contact, from start to finish

Your application is filed together with our local partners, licensed attorneys in each country, with whom we have worked for years. We coordinate your case, check your documents and remain your point of contact: in English, throughout.

That applies whether you are still at home or already on the road: one point of contact, no language barrier, no loose ends across four time zones.

Frequently asked questions

How much do I have to invest in property?+

As a guide from our country research: from BRL 1,000,000 in urban properties, in the North and Northeast from BRL 700,000, which can be spread across one or more properties, existing or under construction. We check the threshold in force at the time you order for your case in advance.

Can I buy freely as a foreigner?+

Urban property yes, even without residence; at its core you need a CPF tax number and clean paperwork. Farmland is the big exception, with strict limits and a residence requirement. What always counts is registration in the matrícula: only that makes you the owner.

Does any property count for the visa?+

No. The property, the region and the money trail must meet the programme requirements, and the purchase must be documented through declared, official channels. That is exactly why we align purchase and application before you pay a deposit.

When do I become taxable in Brazil?+

With an investor or permanent visa, from the day you enter, on your worldwide income at rates of up to 27.5%. Do this calculation before you look for a property, not when you file your first tax return.

What is the RNM registration and why is it a separate item?+

The visa gets you into the country; only registration with the Polícia Federal within 90 days makes you a resident with a foreigner's ID card. It is a separate procedural step with its own appointment in person, which is why we list it as a separate item in your case.

Can I sell the property again?+

The initially temporary permit is only converted into an indefinite one if the investment is held. How long the investment stays tied up after that, we check for your case before you order, rather than giving a blanket answer.

Can my family come with me?+

Your dependants follow your status in a separate procedure anchored on your residence. Whether and how that works in your case, we check before you order.
